GENERAL SUMMARY

The HVAC Maintenance Assistant performs maintenance and minor repair work on heating, ventilation, and air conditioning systems to ensure that all CCPL building HVAC systems operate efficiently and properly and provide a safe and comfortable environment for customers and employees.

JOB REQUIREMENTS

1. Knowledge of HVAC maintenance and repair.

2. Knowledge of chemical compounds used in HVAC systems.

3. Ability to recognize emergency situations and act accordingly.

4. Skill in customer service.

5. Ability to use a personal computer and job-related software or systems applicable to the essential functions of the job, which may include, but not be limited to email/calendar software, internet/intranet browsers, word processing, spreadsheets, database software, and various systems of software used by CCPL.

ESSENTIAL JOB FUNCTIONS

1. Performs maintenance on interior and roof-top heating and cooling systems, including boilers, heat pumps, rooftop units, energy recovery units, cooling towers, geothermal systems, and chillers.

2. Assists with the replacement and repair of compressors, motors, bearings, valves, circuit boards, electrical relays, and contactors.

3. Performs scheduled preventive maintenance and service on HVAC system equipment, such as changing filters and belts; lubrication of motors, pump and fan bearings, and pressure washing of coils.

4. Documents all work completed and maintains preventive maintenance logs and service and repair records.

5. Maintains inventory of heating, ventilation, air conditioning, and refrigeration parts and equipment [such as filters, belts, contactors, relays, fans, pumps, motors, compressors, valves, & transformers]. Orders materials and parts as necessary.

6. Maintains documentation and records [paper and electronic] regarding maintenance, repair, inventory, and other items necessary to remain in compliance with regulations and laws.

7. Complies with Cuyahoga County Public Library's policies, rules, guidelines, procedures, requirements, standards, and practices applicable to the job, including [but not limited to] work scheduling and attendance, customer service, use of Library property, computer use, personal conduct, and confidentiality.

8. Other duties as assigned.

SUMMARY MINIMUM EDUCATION & EXPERIENCE REQUIRED

· Education: High school diploma or GED is required.

· Certifications or licensure: EPA universal refrigerant license is required.

· Years of relevant experience: 0 to 2 or more years is preferred.

· Years of experience supervising: None.

· A valid driver's license and reliable personal transportation is required, as well as in-force automobile insurance.

· Criminal background check is required, as are pre-employment drug and nicotine screens.

PHYSICAL DEMANDS AND WORKING CONDITIONS - HEAVY

1. The work environment generally involves risks or discomforts that require safety precautions typical of library buildings. Work may occur in offices, loading docks, rooftops, grounds, etc. Safe workplace practices with equipment, observance of fire regulations, wearing safety gear, etc. in library buildings that are being built, renovated, or upgraded is required.

2. Extremely strenuous work with frequent physical exertion such as lifting very heavy items [not more than 70 pounds without assistance], deep bending, pushing loaded book trucks [ranging from 300-500 pounds], and extended periods of sitting.

3. Routine discomforts from exposure to moderate levels of cold / heat when working outside or from exhaust fumes from delivery trucks.

4. Occasional minor discomforts from use of video display terminal and keyboard.

5. Occasional hazards associated with use of sharp tools such as box cutters, knives, etc.

6. The schedule is generally normal business hours Monday through Friday. Weekend hours may be possible depending on library open hours or other scheduling needs.

7. The position generally requires 40.0 hours in a workweek.

8. Daily travel is required.
